  • chevron_rightHow is the Association managed?
    The Copperstone Home Owners Association is managed by a three-member Board of Directors elected to two year terms. Annually, the Board appoints a four member HOA Officer team to manage the day to day business (President; Vice President; Treasurer, Secretary). The Board engages a professional management company to provide administrative, accounting, and maintenance services for the Association. 
  • chevron_rightHow is the HOA management team determined?
    The three Board of Directors are elected at an Annual HOA Meeting by the residents to two year terms. The Board Members consist of a Villa Representative, a Homeowners Representative, and an At Large Member. The HOA Officers, at a later date, are appointed annually by the three member Board with nominations by the residents being one of the criteria considered during the appointment process.

  • chevron_rightCan the Clubhouse be used for personal/private events?
    Yes, so long as the use is not for commercial, retail, or political activities and the Copperstone resident reserves the use through the established process, which coordinates all such bookings to avoid conflicts, and is present at the private event. At this time, a deposit is not required, however, the expectation is that the Clubhouse will be left in properly clean condition and undamaged, otherwise, a fee will be charged after the event to the account that reserved the event.   

    The Clubhouse can not be reserved for personal/private events on New Year’s Eve & Day, Thanksgiving, and/or Christmas Eve & Day. 

    Copperstone community social events take precedence over personal/private events for Clubhouse reservations throughout the year. 

     The pool and its surrounding area can never be reserved for personal/private events and a Clubhouse private event can not transition to the pool area during the swim season. 

    Minors under the age of 14 unaccompanied by a responsible adult (at least 18 years old) are not permitted in the Clubhouse and/or exercise room at any time. 
     
  • chevron_rightHow do I get or replace the Clubhouse/Pool access key fob?
    A key fob can be obtained by contacting the HOA President. Replacement key fobs will incur a $15.00 fee.
  • chevron_rightHow can my family use the swimming pool?
    The swimming pool does not have life guards, so swim at your own risk. Minors under the age of 14 unaccompanied by a responsible adult (at least 18 years old) are not permitted in or around the swimming pool. The Pool Rules and Regulations are posted on the side of the Clubhouse in the pool area.
     
    The pool is generally open from mid May through the end of September.
     
    Individuals are responsible for keeping the pool area clean & neat.  Before leaving the pool area please dispose of any trash, straighten chairs, and close umbrellas. 
  • chevron_rightDo construction plans have to be approved by the HOA?
    Yes, new construction and exterior modifications to existing homes and landscaping (for example, but not limited to: fences; pools; hardscapes) must be approved by the Copperstone Architectural Review Board.  
  • chevron_rightCan I temporarily park a vehicle in the Clubhouse parking lot?
    The Board has agreed to allow this type of request. However, the HOA President must be contacted ahead of time to ensure that there are no conflicts with planned Clubhouse activities, the furthest parking space from the Clubhouse entrance must be utilized, and parking is at your own risk. Temporary parking is defined as seven days or less.
  • chevron_rightMy mailbox and/or post stand needs to be replaced, what do I do?
    Uniform mail, paper boxes, and post stands are required. These can be purchased from L&M Ironworks (865) 523-2394.
  • chevron_rightCan I put up a For Sale sign in my yard?
    No sign of any kind can be displayed to the public view on any lot except one sign of not more than five square feet advertising the property For Sale, or signs used by builders to advertise the property during the construction and sales period.
     
    All signs shall face the road that provides vehicular access to the lot.
    No signs of any kind are allowed to be placed on the “common area” grounds except an “Open House” sign on the Friday/Saturday/Sunday of the weekend that the open house will occur.
  • chevron_rightAre fireworks allowed to be set off within the Copperstone subdivision?
    By directive of the Board of Directors, the discharge of fireworks of any kind from any of the common areas within Copperstone is prohibited.
     
    From a legal perspective, in Knox County, it is illegal to set off fireworks.
  • chevron_rightWhat do the Covenants say about trailers and boats?
    Article XI, Section 2, Item 2(c) states: “No one shall be permitted to store or park house trailers, campers, pleasure or fishing boats, trailers, heavy equipment , commercial vehicles that do not qualify as a “Class 1” or “Class 2” vehicle by the Federal Highway Administration, recreational vehicles, or similar type vehicles on or about said residences unless the same are stored or parked inside a garage so as not to be readily visible from the street or adjoining properties. No automobiles which are inoperable or being stored shall be repeatedly parked, kept, repaired, or maintained on the street, driveway, or lawn of any Lot.” 
  • chevron_rightWhat do the Covenants say about animals?
    Article XVIII states: “No animals, livestock, poultry or fowl of any kind shall be raised, bred, or kept on any lot except pets such as dogs or cats which are permitted provided they are not kept, bred, or maintained for any commercial purpose and do not create a nuisance.  However, in no event shall any household have more than two animals of any species. No fenced dog runs shall be allowed.” 
      
    Furthermore, Knox County Code, Chapter 6, Section 6-32 states that any animal on a Knox County public street, sidewalk or park must be on a leash. Also per Section 6-33, it is a Knox County violation for the owner of any animal to allow the animal to make objectionable noise (such as habitual barking) resulting in a nuisance to a neighboring resident. Knox County defines “habitual" as continuously for periods of ten minutes, or intermittently for one-half hour or more. 
  • chevron_rightIs fishing permitted in the ponds that are near the front entrance?
    Yes, but only Copperstone residents are allowed to fish in those ponds. Tennessee fishing license requirements should be followed. “Catch and release” is the procedure (after fish is captured, immediately unhook it and return it to the water) to be used when fishing there. Never allow your fishing tackle to get within close proximity of the fountain and/or the aerator.
  • chevron_rightWhat does the HOA base fee pay for?
    Your Coppertone HOA base fee pays for the following: Management company services, Clubhouse and pool maintenance and upkeep, amenity security and managed access, maintenance, landscaping, upgrades, and upkeep of general amenities and common areas, street lighting, association liability and property insurance, legal fees, taxes, community social events, reserve accumulation, etc.
    Property owners in the Villas pay an additional fee for yard care.
  • chevron_rightWill the HOA fees ever go up?
    The HOA base fees can be raised annually (in February) based upon the projected income and expenses for the coming year, as reviewed and approved by the Board of Directors. In addition, should an emergency expense come up, homeowners may be assessed special fees to pay for those expenses.
     
    The cost of yard care for Villa property owners is subject to change each year as a result of economic factors such as supply and demand, inflation, competition, etc. 

    The Board of Directors and the HOA Officers are committed to minimizing any changes to the HOA fees.
